THE DATA BEHIND THE SIGNALS

A pulse of the market.
With the context intact.

ListingData follows agency-sourced listing activity across Australia. Our wider source network includes thousands of agencies and listings marketed outside the major property portals.

A WIDER SOURCE VIEW

Agency listings.
Market movement.
One public interface.

Discover newly observed stock, inspect published marketing price changes and follow recorded status changes. Combine those observations into your own research tools and workflows.

Coverage varies by source, location, property type and time. We do not claim every Australian property, agency or transaction is represented. An off-market listing can be included where a source supplies it, but portal exclusivity is not independently verified for every record.

OBSERVATIONS, NOT ASSUMPTIONS

Read the signal.
Understand its limits.

FRESHNESS

Fresh data, as it is observed

Source updates arrive on an ongoing basis. A record’s observation and update timestamps help you judge its age. Collection schedules, source availability and replication or indexing lag can affect when a change becomes visible.

STATUS

A disappearance is not a sale

A withdrawn status is reported only where the stored observation supports it. “No longer observed” is distinct from sold, withdrawn, under offer or under contract. Do not convert missing availability into a confirmed transaction.

PRICE

Marketing text, not valuation

A price change reflects recorded advertised price text. It may change because the wording changed. Numeric internal search prices, search bands, vendor expectations and inferred valuations are not exposed.

WORKING WITH THE DATA

Design for
observed reality.

Listing records can represent the same property

A physical property may appear in more than one source listing or marketing campaign. Identifiers refer to listing records. Do not treat a search result count as a count of unique Australian homes.

Use timestamps explicitly

API timestamps use UTC. An observed update time is not necessarily the exact time the agency changed its source. Source clocks are not independently verified, and future-dated values are withheld rather than treated as fresh observations. Keep the distinction when drawing a chart or calculating a time-on-market metric. The coverage endpoint reports the last completed index cycle; a record’s indexed_at is its last public index write and can remain unchanged between cycles.

Unknown stays unknown

Missing source fields may be returned as null. They are not automatically zero or false. Use the field definitions and response examples to decide how to display absent data.

Keep conclusions proportionate

The API is useful for following current advertised stock and recorded movements. It is not a complete land registry, a valuation product or confirmation of a transaction price. Review source context before making a consequential decision.
